Real Estate Contracts Executive oversees the management and optimization of the airline's longstanding government and real estate contracts. This role ensures these agreements are aligned with current company and operational requirements & the airline's strategic objectives, facilitating smooth contract administration and effective asset management.
Key Accountabilities
Functional Activities
Review and assess existing and real estate contracts to identify opportunities for renegotiation or termination, aligning with the airline's current strategic goals.
Coordinate with legal and financial teams to ensure all legacy contracts comply with current laws, regulations, and financial standards.
Develop and implement strategies for the efficient management of government contracts and real estate assets, sale deeds including lease agreements and property holdings.
Support property detail collection, liaise with airport authorities, and assist in budget verification for non-AOP requisitions.
Facilitate preparation, tracking, and archival of Letters of Intent (LOIs) in collaboration with legal and finance teams.
Carry out handover-takeover processes for new and vacated properties, ensuring accurate record-keeping and documentation.
Assist in identifying underutilized spaces, preparing surrender documentation, and coordinating tagging of movable assets for reuse or disposal.
Coordinate with finance for recovery of security deposits, clearance of dues, and ensure proper documentation of surrender-related activities.
Provide necessary documentation to the IMS Centre of Excellence and maintain records to support internal audits and compliance reporting.
Establish and maintain relationships with government entities and real estate partners to facilitate contract negotiations and resolve any disputes.
Monitor contract performance, ensuring all parties meet their obligations and identifying any issues that require intervention.
Prepare detailed reports on the status of existing and real estate contracts, including financial performance, compliance, and strategic value analysis.
Advise senior management on the implications of existing contract commitments and real estate strategies, providing recommendations for action or continued monitoring.
Liaison with regulatory / local authorities like MIAL, DIAL, Municipal Authorities, CIDCO.
Any other additional responsibility could be assigned to the role holder from time to time as a standalone project or regular work. The same would be suitably represented in the Primary responsibilities and agreed between the incumbent, reporting officer and HR.
